Karen Higgins, CCIM, 2010 Realtor of the Year

When you have a commercial real estate need, Karen wants to be the first person you think of. Karen was recently awarded WestMark Companies 2010 Realtor of the Year, as well as Commercial Listing Leader, Commercial Listing Sold Leader, and Commercial Total Production Leader. In a market that was less than ideal, Karen showed that sales and leasing is not totally dependent upon the market. There are still buyers and sellers, as well as tenants who need space. It just takes harder work to complete transactions.

Karen, a West Texas native, attributes her success to working with local Realtors, consistent follow-up, and strong relationships with honesty and integrity. Finding the right property, the right buyer or the right tenant is very rewarding to Karen. Education and market knowledge are imperative. Karen obtained the coveted Certified Commercial Investment Member (CCIM) designation in 2007, as well as her Brokers License in 1985 and Salesman’s License in 1983.

Having worked only in Commercial Real Estate, Karen understands all aspects of real estate from owning and investing, to property management and leasing. Pricing the property correctly, marketing and following every lead to the fullest is vital to success. She has also been involved in many projects, from locating land to all aspects of the building process. Land in her portfolio includes residential development land, apartment/medical land, garden office land. University land near the TTU stadium, and various commercial zoned lots. Now is a great time to purchase land and build as local banks are willing to loan money for owner-occupied properties using the SBA 504 loans.

Local property owners of shopping centers and office buildings hire Karen to lease their vacant space, as well as retain current tenants. Industrial properties ranging from 5,000 to 30,000 square feet for lease or for sale are part of Karen’s normal transactions.

For 27 years, Karen has been married to Jim, a Pediatric Gastroenterologist who over the past five years has grown to love running marathons. He has completed the Boston Marathon twice and continues to run throughout the country. Jim and Karen have three grown daughters, and they are both active with the First Baptist Church youth.
